The Divorce Store® Home Sales Kit is designed to provide the home owner with most of the basic guidelines necessary for the successful sale of the family residence.

The text material included here provides not only a complete outline of the many important factors regarding the preparation and sale of the family home, but also includes a variety of Real Estate Contracts and Forms that will provide either the means of contracting the sale of the property, or provide workable examples for self-drawn contracts.

It is not intended that this kit replace competent professional advice regarding the legal procedures and requirements necessary to accomplish the legal transfer of the property, but it is intended that this kit provide the homeowner with some essential facts and knowledge as to the preparation, advertising and contracting the sale of the property.

The bottom line is simply that this Kit is designed to provide the reader with instant access to this writer's real estate knowledge gained through more than thirty (30) years of involvement in real estate transactions as an investor, sales agent, escrow agent, mortgage consultant, and legal research assistant.

To underscore the money saving importance of this kit, it is only necessary that we look at the fees charged by real estate agents. With these fees currently averaging ten percent (10%) of the selling price, it is easy to see that in many cases, the down payment and/or profit is fully consumed by the selling agent's fees and related escrow costs.

This is not meant to imply that the real estate agent has not earned what appears to be an excessively high commission (after all he has applied those experiences deemed necessary to sell the property), what it does mean and imply is that most of these fees can be saved when the homeowner sells the property himself (herself).

In other words, there is no reason for the selling homeowner to share his(her) profit with a real estate agent unless he(she) either desires to, or circumstances require it. Neither of these reasons should, of course, be grounded on the seller's lack of knowledge to accomplish the sale.

All of the text that follows this "Introduction," will describe and guide the considerations, preparation and steps necessary to accomplish the sale of the property. It is, therefore, important that all of this text material be carefully read. And keep in mind that the sale of real estate is not an exact science, but a science disciplined by those experiences gained from selling a wide variety of real estate.
